Passive House design home by Olive Soul in the Bajo Maestrazgo

Passive houses in the Spanish Mediterranean.

Passive House architecture by Jaime Sanahuja on estates with millenary olive trees, in the Bajo Maestrazgo (Castellón).

The Passive House (Passivhaus) standard is the world reference in energy efficiency: continuous insulation, high-performance windows, airtightness, absence of thermal bridges and ventilation with heat recovery. The result is a home with a climate-control demand drastically lower than conventional construction and constant indoor comfort all year round.

In Spain the standard grows every year, and the Mediterranean climate is one of its most rewarding settings: mild winters and a summer that is tamed with solar shading, thermal mass and ventilation. Olive Soul applies these criteria with Sanahuja & Partners in newly built homes on estates of more than one hectare with millenary olive trees, in the Bajo Maestrazgo.

Passive House in figures

Certified Passive House buildings cut their heating and cooling demand by figures in the range of 75-90% compared with conventional construction. The five principles of the standard are: continuous thermal insulation, high-performance windows, absence of thermal bridges, airtightness and mechanical ventilation with heat recovery. In Mediterranean climates such as the Bajo Maestrazgo (Castellón), with more than 2,800 hours of sunshine a year, the residual demand can largely be covered with solar energy.

German efficiency, Mediterranean wisdom

Constant comfort

Stable temperature all year round, filtered air 24 hours a day, silence, and no draughts or condensation. Comfort is the argument that wins over anyone already living in a passive house.

Minimal consumption

Up to 75-90% less climate-control demand. Combined with photovoltaics and the Maestrazgo sun, the home's net consumption approaches zero.

Sanahuja design

Sanahuja & Partners integrates Passive House criteria into contemporary Mediterranean architecture: local dry stone, orientation studied estate by estate, and low-impact materials.

Questions about Passive House in Spain

What is a Passive House?

It is a home built to the Passivhaus standard, which guarantees minimal energy demand and constant indoor comfort through independent certification. It rests on five principles: continuous insulation, high-performance windows, absence of thermal bridges, airtightness and ventilation with heat recovery.

Does the Passive House standard work in warm climates?

Yes. In the Mediterranean the main challenge is summer, and it is solved with solar shading, thermal mass and night ventilation: the same strategies as traditional Mediterranean architecture, formalised and measured. Mild winters make heating demand practically negligible.

How much does a passive house save?

Certified buildings reduce climate-control demand by around 75-90% compared with conventional construction. Actual savings depend on climate and use, but in a Mediterranean climate with photovoltaics net consumption can approach zero.

Where does Olive Soul build homes to Passive House criteria?

In the Bajo Maestrazgo (Castellón), on estates of more than one hectare with centenary and millenary olive trees. The homes, of around 200 m², are designed by Sanahuja & Partners and access is structured through Structured Co-ownership or Corporate Participation.
